Walgreens Does Flu Shots

On a recent visit to Everyman Espresso on East 13th Street, we were stopped by a sign saying the coffee shop will close for renovations starting June 25th.  A barista inside who explained the work should take 3 – 4 weeks.  After that,  they’ll have snazzy new interiors.

Prolific New York condo developer Victor Sigoura’s Legion Investment Group got busy this week with a new project on a site it just acquired near Union Square.

Legion and real estate investment firm EJS Group bought the vacant six-story office building at 5 West 13th Street/8 West 14th Street for $57.5 million, according to property records made public Tuesday. The ink barely had time to dry before Sigoura’s firm filed permits on Friday to tear down the 130,000-square-foot building. The developer likely has plans for more of what it does best: a condo building up to 30 stories tall, according to Crain’s New York Business.

Extell Development is in talks to buy a Greenwich Village commercial property with substantial development rights from the Duell family, the latest of several deals between the two. Gary Barnett’s firm is looking to acquire 530 Sixth Avenue on the corner of West 14th Street in Greenwich Village, Crain’s reported, citing a source familiar with the deal. The site is currently home to a 17,000-square-foot commercial building housing a Moscot Eyewear store, but public records show it has nearly 127,000 square feet of residential air rights.

Extell and the Duells have struck a number of deals in the past two months. In December, Barnett’s company bought two apartment buildings at 116 Seventh Avenue and 204 West 17th Street in Chelsea from the Duells, paying $11 million. He also bought 502 Third Avenue, a rental and retail building in Murray Hill, from the family for $11 million around the same time. Barnett also seems to be the buyer in the $20 million purchase of a rental building at 27 Washington Square North in the Greenwich Village last month, according to Crain’s. Next week (July 9 to July 13), Mechanical equipment and work will continue at the 17th and 18th floor levels. Curtain wall will continue to be installed on the building. Deliveries for the internal systems of the building have been ongoing and will continue, although they should not greatly affect the flow of pedestrian and road traffic.

The following week (July 16 to July 20), we will be working on the machine room levels on the 17th and 18th floors. Curtain wall will continue to be installed on the building. This weekend the site will be open on Saturday, July 7th for superstructure activities as well as the demobilization of the crane from the site. In order to facilitate this effort we will be closing 13th street for the day to pedestrian and automotive traffic. Site work will begin at 6AM as permitted by the City. To control noise levels within the site, work activities will be limited to working on the mechanical systems of the building and using the crane and equipment to support activities. Safety horns are used, and required by law, to coordinate lifting with the crane and to alert the workers of the danger overhead. We have directed the operators to limit the use of horns to one short sounding and to use the crane later in the day so as to avoid any excess noise.
