Latest New School Construction Update

Imagine a 538-foot tall condo at 5 West 13th St., and imagine it holding just 36 units (three units less than our co-op). Well, it’s very likely to happen.

The big former space of iconic Union Square diner the Coffee Shop will soon be split into four new retail spaces — three of which will be reserved for new restaurants, according to the property manager.

No leases have been signed yet, writes Eric Gural, executive managing director of Newmark Knight Frank, who would not comment on rumors that Chase Bank is a potential option to take over the space. Another source associated with the property confirmed that Chase Bank is in talks to take over the non-restaurant space, though he also said it is not final.

Brazilian-ish restaurant Coffee Shop, known for its fashionable staff and cultural gravitas via appearances on shows like Sex and the City, closed earlier this month after nearly 30 years at the corner of 16th Street and Union Square West. It was a trailblazer when it opened in 1990 and became a popular spot for celebrities, tourists, and locals seeking a place near the transit hub, particularly because its huge neon sign made it an easy landmark.

Owners said this summer that the restaurant had to close in part due to high rents, but Gural notes that there is still time on the restaurant lease, contesting that the departure was because of a rent hike.

Number one advocate of old New York Jeremiah Moss first posted the rumor that Chase Bank might replace Coffee Shop, calling it “yet another example of New York City soul snatching.” Besides the new tenancy, a tipster told him that the Coffee Shop sign might be redone to say “Chase”; Gural did not comment on this rumor. Incidentally, the tenant before Coffee Shop was an actual coffee shop called Chase, and Coffee Shop got its name from Chase’s neon sign, which it kept

In a last-minute appeal, a judge on Friday hit the brakes on the city’s plan to ban private car traffic from a stretch of 14th Street, NY1 reports.

A judge granted the appeal, which was filed in the state appellate court division, and halted the pilot program for the second time in two months. The decision forces the city’s Department of Transportation (DOT) to suspend its plans and likely move to appeal the sudden about face.

The ruling comes just three days after a judge lifted a temporary restraining order on the program and as DOT crews prepared to launch the 18-month pilot program between Third and Ninth avenues on Monday. The stalled pilot aims to block private car through traffic from the busy road to speed up bus commutes during work on the L train’s Canarsie Tunnel. Pick-ups, drop-offs, and garage access would still be permitted under the plan.

The busway was set to launch Monday at 6 a.m. It was originally planned for July 1.

Word of the imminent demise of Greenwich Village’s iconic Bowlmor Lanes arrived in early 2014, when EV Grieve reported that site owner Billy Macklowe—whose father is none other than Harry Macklowe of 432 Park Avenue fame—wanted to slap a condo tower up on the site. Details of the new development have been few and far between in the meantime, but 6sqft has gleaned a few primary renderings of the project that seem to confirm 1) that it’s actually happening, and 2) that it will be amongst the tallest residential buildings in the neighborhood. According to 6sqft, the building will rise 23 stories to stand a “modest” 280 feet, and will contain 56 condos averaging more than 2,000 square feet apiece.

Plans filed with the Department of Buildings list SLCE as the Architect of Record, but a design architect has yet to be pegged, at least publicly, for the project. The building, which consumes a majority of the western side of the block between East 12th and East 13th streets, will have bike parking, a ground-floor community facility, a resident lounge and terrace, a parking garage, and ground floor retail.

Because The New School has made it a priority to engage the entire university in the project’s development, we invite you to view the next phase of building design at a second exhibition featuring an overview of the current plan. We will also have a model of the building on display. Please join us on May 6 from 3:30 p.m. to 5:30 p.m. in the Theresa Lang Community and Student Center on the second floor of 55 W. 13th Street. This open house will include new renderings of the building design, academic and social spaces, sustainability systems, and details about the construction schedule. As in the past, attendants will be able submit comments and ask questions of many of the principals, including New School staff, architects and professionals from the design firm and construction trades.
