Pranakhon is Very Good

I write to remind all that the lower 8 floors of this building are still a construction site which is regulated by the Department of Buildings. New School has heard your complaints but at this time we do not control this site. It is our hope that when we take over the building we can make some necessary changes. The University Center is a LEED building with many energy saving designs incorporated into the building so that we will be good neighbors.

Next week (December 23rd to December 27th ), material and equipment deliveries and installation work will continue on the academic floors inside the building. (Site closed on Christmas)

The following week (December 30th to January 3rd ), material and equipment deliveries and installation work will continue on academic floors (Site closed on New Year’s Day)

This weekend the site will be open on Saturday and Sunday, December 21st and 22nd for interior activities between the work hours of 7AM and 7PM as permitted by the City.

From The New School:

Next week (September 19 to September 23), Contractors will continue to excavate earth and rock, and load out material. Installation of bracing rakers and line drilling will progress as well. Concrete foundation walls around the perimeter of the site and slab on grade work will continue. Interior core foundation work and underground electrical and plumbing will proceed. Contractors will be removing the interior earth ramp. DOT approved street connections to underground utilities on Fifth Avenue will progress. A small cherry picker crane will arrive on site next week, and be stationed inside the Fifth Avenue fence. This crane will remain on site for approximately two months.

The following week (September 26 to September 30 ), we will continue with concrete foundation walls and slabs, line drilling, rock excavation, loading out, interior core foundation work, street utility connections on Fifth Avenue, and underground electrical and plumbing.

DEP continues to repair the water main along 13th Street. As part of this work, the DEP may periodically shut water service off. This work is out of our control.

The site will be open on Saturday, September 17th. Work hours are between 9AM and 5PM as permitted by the City. To control noise levels, work activities will be limited to the placement of formwork, plumbing and electrical work, site utility connections, waterproofing and rebar for concrete placement, and the installation of walers and braces. There will be no rock excavation, rock chopping, or hauling on Saturday.

Next week (May 6 to May 10), material and equipment deliveries and installation work will continue on all floors inside the building. We will be working on the new sidewalks around the building and installing new curbs. Additionally we will be working on the roofs of the building.

The following week (May 13 to May 17), material and equipment deliveries and installation work will continue on all floors as well as sidewalk work.

This weekend the site will be open on Saturday, May 4th for interior, roof, and sidewalk activities between the work hours of 7AM and 5PM as permitted by the City.

The upscaling of 14th St. continues just three doors down, where Le Petit Belge has opened. Stop in for a Belgian waffle. $3.50 is a bit pricey for what’s essentially a zeppole, but they are pretty good, and who would have ever thought we’d have a takeout place on our block that features not one but six crystal chandeliers? New York magazine says: “When the waffles-to-go kiosk that Belgian expats Maor Livni and Greg Galel had planned for Logan Airport was nixed by a security-crazed fire marshal, the partners transplanted the business to Manhattan, where they’ve converted the former Tavalon tea shop into Le Petit Belge. A shrine of sorts to all things Belgian—or at least to Liège waffles, various imported chocolates, and paper cones full of mini-pancakes they call “poffys”—the shop takes a cannily ecumenical approach to New York snack food. That’s why it also serves frozen yogurt, provided by Berrywild, and rugalach made with Callebaut chocolate. And tea drinkers will still find the Tavalon line, in hot, frozen, and bubble varieties.”

It’s at this time of the year that street life returns to our sidewalks, and with it comes litter, especially on 13th St., where fans of Joe Coffee linger on our stoop, smoke up a storm, and drop their butts. Such is life in the big city. The big problem with this is that we sometimes get sanitation tickets that aren’t our fault. The Board of Directors has a very cordial relationship with Joe’s owner, Jonathan Rubenstein, who is a good guy and a great example of a successful local entrepreneur fighting off the big chains. He’s busy expanding his empire, but he does care and responds to our complaints. In the meantime, feel free to remind visitors to our stoop not to drop their trash, and if you have the time, call 311 to complain because city inspectors will get Joe’s attention.
