Transforming 14th St……Again

The Greenwich Village Society for Historic Preservation reports:

At a meeting for affected property owners last night, the Landmarks Preservation Commission unveiled two small study areas for potential proposed historic districts in the East Village — one on Tompkins Square North and one centered along Second Avenue between Houston St. and St. Marks. This is a preliminary step in their consideration of these districts; the next step will be a public presentation and hearing before Community Board #3’s Landmarks Subcommittee on Thursday, May 12 at 6 pm at BRC, 30 Delancey Street, btw. Chrystie and Forsyth Streets.

Dear Board Members, Residents, & Building Staff,

While we are enjoying the nice rain-free weather lately, New York experienced truly little rainfall in October. In fact, it is the second-longest dry spell we have seen in 155 years. This means we are potentially facing water shortages if either the weather does not change and/or we do not cut back on water usage. This past Saturday, Mayor Adams asked city agencies to implement “water savings plans” and suggested that New Yorkers consider cutting back at the tap. While his announcement does not mandate any restrictions on water use, we want to be mindful of the situation. And as we manage hundreds of properties in the five boroughs, we feel it is important to pass along this message. For New Yorkers living in AKAM managed properties interested in doing their part, please consider the following water-saving measures:

In the Bathroom:

• Taking shorter showers will save 5 to 7 gallons a minute.
• When taking a bath, fill the tub only halfway and save 10 to 15 gallons.
• Install water-saving toilets, showerheads, and faucet aerators.
• Place a plastic bottle filled with water in your toilet tank if you cannot switch to a low-flow toilet.
• Turn off the faucet while shaving, washing your hands, or brushing your teeth. Faucets use 2 to 3 gallons a minute.
• Do not use the toilet as a wastebasket, and do not flush it unnecessarily.

In the Laundry Room/ Kitchen:

• Run the dishwasher and washing machine only when full. Save even more by using the short cycle.
• Install faucet aerators.
• Turn off the water while washing dishes. Kitchen faucets use 2 to 3 gallons a minute. Filling a basin only takes 10 gallons to wash and rinse.

Outside:

• Use a self-closing nozzle on your hose.
• Sweep your sidewalk or driveway instead of using water.
• Water plants before 9am or after 7pm and do not overwater them.

Other:

• Repair leaky faucets and turn taps off tightly. A slow drip wastes 15 to 20 gallons each day.
• Do not open fire hydrants.
• If you see a leaking or running fire hydrant, please report it to 311 or fill out this online form so we can follow up.

State of Play Hospitality group has signed a lease to open Flight Club, a technology-enabled darts gaming facility, at 31 Union Square West in Flatiron, Manhattan. This will be the group’s first venue in Manhattan, and its ninth lease for the Flight Club brand in North America. The location will be a global flagship for the brand. Flight Club will occupy a 10,700-square-foot space at 31 Union Square West, a 16-story Renaissance Revival building designed by architect Bruce Price. The building was constructed in 1902-03 as the headquarters of the Bank of Metropolis. It was designated a city landmark in 1988 and was added to the National Register of Historic Places in 2003.

The brand’s new location is scheduled to open in late 2025, joining the building’s history of housing venues like Zippers nightclub in the early 1980s, Metropolis restaurant and club in the late 1980s, and Blue Water Grill from 1996 until recently.

“We’ve been looking for the right real estate opportunity to land Flight Club in New York for over five years, and this site has the potential to be a genuine landmark for the city and the group,” said Toby Harris, CEO of State of Play Hospitality. “Both 31 Union Square as a building and the stunning split level Flight Club space are as close to the physical brief for the brand that we could wish for. I’m confident that by complementing and retaining the character of the building, we will be able to do it justice.”

Since launching the first U.S. Flight Club in Chicago in 2018, State of Play has expanded the brand to Boston, Houston, Atlanta, Las Vegas, and Denver, with new venues set to open in Washington D.C. and Philadelphia in late 2024.

What might be next in the Virgin Megastore space? The New York Post has these rumors:

RELATED Cos. is negotiating with several tenants at One Union Square South for the Virgin Megastore space, sources said. The chain, which was purchased by Related and Vornado Realty Trust in 2007, is closing the store in late May or early June. All US-based Virgin Megastores are due to shut down by the summer.

Related controls the Union Square outlet, while Vornado handles the one in Times Square, which is closing in April to make way for Forever 21, the retailer that signed a megadeal for 100,000 square feet. The two real-estate giants licensed the then 11-unit Virgin chain precisely so they’d be able to control the retail in their buildings.

Sources said the asking rent in Union Square has recently dropped to $15 million per year from $25 million. According to its CoStar Group flyers, Winick Realty is seeking $700 a foot for the 26,000-foot ground floor and $150 a foot for the 31,035-foot lower level. One Union Square South, at 52 E. 14th St., includes the hulking Metronome artwork on the lower north side of the luxury apartment tower that rises from the retail base. Some of the prospective tenants include CVS and Best Buy, which has its eye on the Circuit City space now being controlled by the bankruptcy court.

Last fall, Related signed a letter of intent with Nordstrom Rack for about 40,000 feet. But Nordstrom in the end was reportedly loath to bring its off-price success story into the Big Apple before it snagged an A-plus site for the upscale department store flagship and nixed the Union Square opening. A Nordstrom spokeswoman said, “We will keep looking for a great spot to serve our customers.”

There is also talk that Forever 21 might jump from Vornado’s Whole Foods building at 40-48 E. 14th St., which also hosts Filene’s Basement, and expand into 19,200 feet at One Union Square. The Forever 21 store, which opened right after 9/11, has seven years left on its deal. But a buyout doesn’t make sense in the current economic climate.

Nom!, whatever that is, has signage up at University and 11th at the former site of Whitney Chemists. One can assume it will provide food of some sort, but no other details are available yet.
